What is soft washing?
Soft washing is a cleaning procedure that uses a low-pressure washing technique (similar to that of a garden hose), as well as a proprietary blend to safely clear organic stains, mildew, and algae off exterior surfaces such as roofs, siding, windows, and more.
Why does my roof have black stains?
The black streaks are Gloeocapsa magma, a type of algae that is nitrogen-fixed and can grow without any nutrients. A black streak is the result of algae reproducing and accumulating dead cells, which lead to the streaks or thick layer of black covering large portions of the roof surface.
What is the impact of algae, moss, and lichen on my roof?
The most common cause of premature roof failure is algae. Micro organisms can cause your roof to lose up to 50% of its lifespan because they decompose the material. Certain algae are known to have filament roots, which destroy the roofing material. You will find divots formed by the roots of moss and lichen on your roof. Their roots can eventually remove the protective layer of granules on your roof shingles.
How do you clean a roof?
We begin by spraying your roof with a unique, 100 percent biodegradable solution. This is a custom mixture created to meet the needs of your cleaning endeavor. Beyond the top layer, we want to eliminate the root system, hence our blend aims for a 100 percent kill ratio. We may then either let the weather and rain remove the surface layer naturally or rinse your roof while we're there (this is a situational decision).
Will this damage my roof?
No, the only way to effectively remove algae, mildew, and other stains without damaging the shingles or voiding the warranty is to use soft washing. In order to avoid damage to the shingles, the Asphalt Roofing Manufacturers Association suggests cleaning asphalt roofs with low-pressure bleach or detergent assisted washing.
Do you walk on my roof?
No. Generally we are able to Soft Wash your roof from a ladder or even from the ground. On rare occasions we do get on roof, but Freedom Washing LLC is fully licensed and insured with workers compensation.
Do you use a high pressure to clean?
No. Because high pressure can quickly harm roofing materials, many roofing manufacturers will void your guarantee if you use pressure to clean your roof. In fact, ARMA recommends mild washing (Asphalt Roofing Manufacturers Association).
Will your solution hurt plants?
Our product will burn and perhaps kill your plants because it is designed to destroy the root systems of algae, moss, and lichen on your roof. We've come up with a way to keep your plants safe while minimizing any potential harm. We start by possibly covering some of the more sensitive plants to avoid any potential disasters. We use a plant wash, as well as rinsing with clean water before, during, and after the gentle washing process, to ensure that your landscape is safeguarded. The Plant Wash solution eliminates the cleaning chemical while nourishing and hydrating the plants at the same time.
Is there anything I should do to get ready my cleaning?
You should make sure that all windows and doors are closed. You should bring all pets inside and park your cars in the garage or away from the house. Your potted plants should also be moved to the garage or inside your home. We also use one of your exterior water spigots. Please be sure they in a good working order.
Do you use my water?
Our services are performed using your water. If this is a problem, please let us know so we can bring our own water. This will increase the cost of your project, also if you have an issue with shallow wells, we can fix it into the price as well. Please discuss any water issues with estimator prior to your cleaning service. We try to be as transparent as we possibly can to avoid any surprises.
What services do you provide?
Our company offers services to clean almost any outdoor surface of your home. We can wash your whole house, your rain gutters inside and out, walkways, your driveway, your patio, your deck, your vinyl or wood fence, your sheds, your playground, and more. If you have any special requests, please contact us.
Is it necessary that I be at home for the estimate or for the job?
In order to address any questions you may have, we would prefer to meet with you for the estimate. However, during the cleaning you will not be required to be present.
What if it is raining on my scheduled cleaning?
Depending on how heavy the rain is, we might not be able to clean your roof in heavy rain or over a strong wind. If this is the case, we'll reschedule your job for the next opening or work with you the first time we can.
Are you insured?
Yes, our company is insured, including workers' compensation and general liability. A copy of our insurance certificate can be provided with your free estimate.
Will this type of cleaning be safe around fish pond?
While we take every precaution to insure the safety of your property, plants, and pets please make sure to inform us if your property has a pond with fish.
